TERMS AND CONDITIONS

GENERAL

When you confirm your booking by the payment of a deposit you are entering into a short-term holiday letting contract between 'you', the holidaymaker, and the property owner, Mr and Mrs Ashbee. The owner is also referred to as 'we' and 'us'. Please read the following conditions of let carefully and ask for an explanation of any point that may be unclear to you. 

When the holidaymaker completes the online booking and makes the online payment they are certifying that he/she takes full responsibility for ensuring that all members of the party adhere to these Terms and Conditions. The holidaymaker must be a member of the party occupying the property and must be 18 years of age or over. They must ensure that the form includes details of all persons in the holidaymaker’s party. No pets allowed.

BOOKING PAYMENT/DEPOSIT

A deposit of 25% of the rental price as stated on the online booking system will secure your dates. If a provisional booking is made without paying the deposit, you have 5 days in which to pay the deposit. If no deposit is paid during this time, your booking will be cancelled. The remaining balance of the rental and a damage deposit of £100 should be paid 6 weeks before the start of the rental period. An email reminder will be sent to the email address you provide 7 weeks before start of the rental. Failure to pay the balance in full by the due date will constitute a cancellation of the holiday by the holidaymaker. Please take a note of these dates in case you do not receive the email. The full rental price is payable at the time of booking if the occupation date is less than 6 weeks from the date of booking. 

CANCELLATION BY THE HOLIDAY MAKER

Cancellations should be made in writing or by email. In the event of a cancellation, we will attempt to re-let the property and if successful we will refund all monies paid minus 5% to cover costs in processing this refund. Where we are unable to re-let the property at the same value as your agreed rate and cancellation is made 3 weeks or less before the rental period, we will refund 50% of monies paid.  Where we are unable to re-let the property at the same value as your agreed booking and cancellation is made 1 week or less before the rental period, we will be unable to refund any monies paid.  We will consider special exceptions on an individual basis but strongly recommend that you take out holiday cancellation insurance.

CANCELLATION BY THE OWNER

The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, we will notify the holidaymaker as far in advance as possible. We will also endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

MISCELLANEOUS

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

HOLIDAYMAKER'S OBLIGATIONS

It is expected that you and your party take all reasonable care of the property and, in particular, familiarise yourselves with the separate instructions relating to the use and care of the hot tub. Please leave the property in a clean and tidy condition. Cleaning equipment and materials are provided. Any unreasonable additional cleaning costs will need to be paid by the holidaymaker. There is no-smoking allowed inside the property. Pets are not allowed. You must permit the Owners reasonable access to carry out urgent maintenance. You must not sublet or share the property with anyone not nominated on the booking. The maximum number of persons to be accommodated in the property is 6 and must not be exceeded. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is considered unreasonable.  Please advise the owner of any damage/breakages immediately so they can be attended to/replaced for the next Guests. In cases where damage has been more than accidental 'wear and tear', then a deduction will be made from the refund of the damage deposit.

LIABILITY

The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker. Children must be supervised at all times.

safety and access

Please bear in mind that the property was built before the days of regulations governing door height, stairway head height and banister height etc. We ask that you take due care as you will not be familiar with the layout of the accommodation. Random slate slab floors are not as uniformly even as modern flooring – again please take care.

We highlight that the twin bedroom has a particularly low doorway, which gives access directly onto the stairs and is considered unsuitable for the very young or elderly guests. A stairgate for this doorway is available. 

Please ensure you are familiar with emergency procedures and Fire Management and Escape Plans, provided in the handbook.

There are unfenced rivers and streams and old trees on the property.

As our property is located off a single track road, which is steep at some points. In extreme weather conditions, there is a potential that the property may not be accessed by vehicles. We will advise the holidaymaker immediately if we become aware of any potential vehicle access challenges.

Particularly in the spring and summer months, ticks may be found in the grass and ferns within the grounds and the wider Snowdonia National Park and beyond. Please take sensible precautions which may include wearing long trousers and long sleeved tops when exploring the land and the National Park to reduce the risk of bites. It is always sensible to check yourself and children on return to the house at the end of the day exploring the land and National Park. A tick remover and instructions are provided in the first aid kit located in the kitchen, and is used at your own risk.

ARRIVAL/DEPARTURE TIMES

Unless otherwise agreed the letting commences at 4.00 pm on the day of arrival and ends at 10.00 am on the day of departure.

PHONE and WIFI INTERNET

The phone is to be used in emergencies only to contact the emergency services or the property owners if we are not available next door. Any additional call costs incurred will be charged to the holidaymaker. The wifi internet is via satellite connection and the holidaymaker and their party have access for reasonable use. This includes web browsing and email. Attempts to stream music, videos and online gaming is unlikely to be possible based on our connection and will exceed data allowances quickly, which might result in loss of connection. In this case, the property owner will use their discretion as to whether they allow additional data use without additional cost to the holidaymaker. 

LINENS

Linens are provided and beds are fully made up and ready for your arrival. Extra blankets are provided. One large towel and one small towel per person is provided and bathrooms are provided with hand towels. Tea towels, an oven glove and a hand towel are provided for the kitchen. Two unisex towelling robes are also provided for the hot tub.

COMPLAINTS/SUGGESTIONS

Please approach the property owners immediately if you are unhappy with any aspect of your stay so that a solution can be worked out as soon as possible. We will do our best to make your stay as enjoyable as we can and appreciate your input so that your next visit is even better!

DAMAGE DEPOSIT

Your damage deposit (£100), minus any deductions, will be returned to you within 3 weeks of the departure.
